                        RE: Call of the Senior Guarantee







Eurohypo AG acting on behalf of Semper Finance 2006-1 Limited (the "Issuer")
hereby informs the Noteholders that Eurohypo AG will exercise its Termination
Right of the Senior Guarantee on 16th January 2008 on the basis of a regulatory
event. This termination of the Senior Guarantee will not affect the Notes of
Semper Finance 2006-1 Limited.
