China Central Properties Limited (the "Company")

Transactions in Own Shares and Convertible Bonds

10 April 2008

China Central Properties Limited announces that on 9 April 2008 it purchased
200,000 ordinary shares of £0.01 each in the Company at a price of £0.57 per
share. On the same day, the Company also purchased USD10,000,000 in principal
amount of convertible bonds due 2012 issued by the Company ("Convertible Bonds")
at 87 per cent. of their principal amount. The purchased shares and Convertible
Bonds will upon acquisition be cancelled. Following such cancellations, the
Company will have in issue 298,402,000 ordinary shares of £0.01 each and
USD190,000,000 in principal amount of Convertible Bonds.
