Rodobens Discloses Preliminary 1Q08 Operating Results

- New quarterly sales record -

SAO JOSE DO RIO PRETO, Brazil, April 10 /PRNewswire-FirstCall/ -- Rodobens
Negocios Imobiliarios S.A. ("Rodobens", Bovespa: RDNI3) discloses selected
operating results for the 1st quarter of 2008 (1Q08). The results presented
below are subject to review by external audit. The full audited results are
scheduled to be released on May 7th.
Sales
-- Pre-sales Rodobens in the 1Q08 reached R$154 million (Rodobens' share
only), a new quarterly record, with growth of 360% over the 1Q07 and 7%
higher than the previous quarter (4Q07).
-- 2,092 residential units were sold (575% higher than 1Q07), of which 93%
from projects with average selling price lower than R$150,000
(Brazilian Reais).
-- Total Pre-sales in 1Q08, including the stakes owned by partners in the
Rodobens' projects, reached R$253 million, a growth of 309% over the
1Q07 and 21% higher than the previous quarter (4Q07). The share owned
by Rodobens in Total Pre-sales was 61%.

Project Launches
-- 1Q08 Project Launches totaled R$195 million, Rodobens' share only.
This amount represents a 490% growth over the 1Q07, and is equivalent
to 31% of the management's disclosed target of R$631 million for the
full year 2008.
-- 2,642 units were launched in the 1Q08, being 100% from projects with
average selling price lower than R$150,000 and targeted to homebuyers
with monthly income from 5 to 10 minimum wages (~R$2,000 to ~R$4,000).
The average selling price of projects launched was R$93,000.
-- 1Q08 Total Project Launches, including stakes owned by Rodobens'
partners in those projects, totaled R$244 million, with Rodobens' share
reaching 80% of that amount.
