NET ASSET VALUE

Undiluted

The estimated un-audited net asset value, calculated in accordance with the
guidelines of the Association of Investment Companies, for Finsbury Growth &
Income Trust PLC at the close of business on 14 August 2009 was 218.41p (ex
income) 221.64p (cum income).

Fully Diluted

The estimated un-audited net asset value, assuming the reissue of all of the
1,775,750 shares currently held in treasury, at the closing mid-market share
price on 14 August 2009 was 218.03p (ex income) 221.15p (cum income).
