WATCH HILL, R.I.--(Business Wire)--
Clarmar Estate located in the historic and resort coastal area of Watch Hill,
situated on 4± acres will sell at real estate auction on Friday, July 31st at 11
a.m. J. P. King Auction Company, the nation`s leading real estate auction
marketing firm specializing in high-luxury properties will manage the sale of
the estate.

Built in 1931, Clarmar Estate is listed in the National Register of Historic
Places. Esteemed Architect Warrington G. Lawrence designed this grand estate for
the Clarence-Bitting Family of New York as a summer retreat. Clarmar Estate
maintains its original elegance and grandeur and continues to be one of the
largest estates in Watch Hill with 12 bedrooms and 8.5 baths.

"Clarmar Estate was built on one of the highest points in the area with
panoramic views of the neighboring countryside and the Atlantic Ocean," said
Craig King, president & CEO of J. P. King Auction Company. "Watch Hill is a
historic town that was originally developed as an exclusive seaside resort
destination in the late 19th and early 20th centuries. The resort town of Watch
Hill is only one hour south of Providence and a short drive from Manhattan."

The 20-room estate has 12` ceilings with ornate molding, antique chandeliers,
custom wall paneling, and a total of 10 hand-crafted fireplaces. The living
room, main foyer, and formal dining room are all connected allowing an ideal
flow for entertaining.

The formal dining room exudes intricate detail and displays antique features
including a brass chandelier, built-in linen and silverware chests, restored
Portuguese marble mantle, a 13` buffet server with Belgian black and gold marble
top, and elaborate plaster moldings with ceiling border, center medallion and
scroll work. The foyer showcases a custom border of gold leaf plaster that trims
the ceiling, hand-cut marble Travertine flooring, magnificent walnut and iron
staircase with curved balcony, large stained glass window, and an elevator that
services 3 of 4 floors. The living room/great room also offers tremendous detail
and contains an Art Deco fan, antique Italian 6` vault fireplace mantle with
original stone carvings, large candelabra wall sconces, stucco walls, and a
barrel vaulted hand-painted Byzantine ceiling with gold leaf.

Two guest rooms located in the North Wing, a library/study, summer parlor,
chapel, patio kitchen, staff bedroom, and main kitchen all occupy the first
level. The main kitchen and pantry have been modernized for today`s convenience.
The kitchen features oak cabinetry, granite countertops, built-in appliances,
sub-zero refrigerator, and an abundance of storage and work areas.

A walnut stairway extends from the first level to the second level. The second
level showcases two master suites with elegant features and an adjoining deck
that provides views of the Atlantic Ocean, Block Island, Fisher`s Island, and
panoramic views of the countryside. The second level suites contain original
fixtures, luxurious finishes, and oak strip flooring under plush carpeting. The
third level of the residence contains a storage room ideal for a playroom or
recreation room. The ground level offers a pub or family room complete with
original Cyprus panels, large stained glass windows, stone fireplace, and stone
arched entryway into a dining area. This ground level dining area is perfect for
entertaining with an eat-in kitchen and bar. Additional bedrooms and baths
adjoin the family room and dining area.

The neo-classical designed exterior is as detailed as the home`s interior. The
expansive veranda with porte-cochere extension has a central, curved
Tuscan-column projection in front of a shallow central entrance pavilion. A
pediment containing an oculus tops the entrance pavilion and is flanked on each
side by a pediment dormer containing an arched window. Paired exterior-end
chimneys constructed of granite add to this neo-classical design with extensive
rear wings.
