Fitch Affirms Regions Mortgage's 'RPS2-' Servicer Ratings

Fitch Ratings has affirmed Regions Mortgage's (Regions) U.S. residential
mortgage servicer ratings as follows: 

--Primary servicer rating for Alt-A product at 'RPS2-'; 

--Primary servicer rating for Subprime product at 'RPS2-'. 

These rating actions reflect Regions' experienced management team, effective
loan administration and default management practices and established training
programs. The ratings also reflect the financial strength of its parent, Regions
Financial Corporation, rated 'A-/F1', Outlook Negative by Fitch. 

Headquartered in Birmingham, AL, Regions is a residential mortgage originator
and servicer with servicing sites in Memphis, TN, and Hattiesburg, MS. Regions
operates throughout the South, Midwest and Texas with its primary mortgage
business focusing on origination, marketing and servicing of residential
mortgage loans. Regions has serviced a broad array of residential mortgage loan
products for more than 19 years. As of March 31, 2009 Regions serviced more than
304,750 residential mortgage loans with an aggregate principal balance of $37.1
billion. 

Fitch's review confirmed that Regions has the necessary management, training,
technology and controls necessary to service its portfolio. Fitch will continue
to monitor Regions' residential servicing platform and performance in the
current high delinquency environment. 

Fitch rates residential mortgage primary, master, and special servicers on a
scale of 1 to 5, with 1 being the highest rating. Within some of these rating
levels, Fitch further differentiates ratings by plus (+) and minus (-) as well
