OddFellows Renovation: A 100-Year-Old Classic Gets a Modern Makeover
SEATTLE, WA, Sep 08 (MARKET WIRE) --
Offering a unique opportunity to be part of historic Seattle, OddFellows

make their home in the newly renovated OddFellows Building located in

its original 1908 architectural charm and newly updated to 2008
standards, OddFellows is the ideal historic-meets-modern location for
companies seeking an in-city location with both character and convenience.

OddFellows will remain home to the landmark Century Ballroom, long
established as one of the premier dance halls in the world. Signing a new
10-year lease and expanding its facility to include a new 2,000
square-foot restaurant and lounge, the Century Ballroom will continue to
introduce this beautiful building to the general public -- this time to
those who eat and drink but don't dance (yet). The new restaurant will
feature small plates to mix and match, many vegetarian options, a rich
assortment of domestic and imported cheeses and, of course, a nice
selection of champagnes by the glass.
"I've always wanted to expand the restaurant and make it a separate space
from the Ballroom so that diners would not be afraid someone would ask
them to dance after their appetizer," says owner Hallie Kuperman. "This
slightly secluded second-floor hideaway will be a special place in one of
Seattle's most beautiful buildings."
The Seattle Running Company will also remain in the OddFellows Building,
moving into a new 1,800 square-foot street-level location at the west end
of the building. The new space is being designed by Robin Freeman of two 9
design, which also provided the interior design on the Trace Lofts
project. Robin liked the building so much she is planning on moving her
studio into OddFellows, just across the hall from Seattle Running Company.
Additionally, several new high-profile Seattle businesses have committed
to moving into this marquee building. Well-known restaurateur Linda
Derschang and Ericka Burke, owner of the Volunteer Park Cafe, will be
opening OddFellows cafe and bar, and Molly Moon Neitzel of Molly Moon's
Homemade Ice Cream plans to open her second location in OddFellows. The
cafe and bar will open in early December on the building's ground floor,
facing 10th Avenue. It will be open from 7 a.m. till midnight Sunday
through Thursday and until 2 a.m. on Friday and Saturday, serving
breakfast, lunch and dinner seven days a week. The cafe and bar is
expected to be a favorite local hangout, offering dine-in and carryout
options, fresh sandwiches and morning pastries, gourmet selections made
from scratch with local ingredients, as well a wide selection of local
beers and wines, both by the glass and by the bottle.
"The food will be simple, rustic and locally sourced," says Burke.
"OddFellows will provide the growing neighborhood with a comfortable and
welcoming all-day, all-night hangout."
Already a local hot-spot in Seattle's Wallingford district, Molly Moon's
Homemade Ice Cream is slated to open her second location in the OddFellows
Building in early spring of 2009, bringing Molly's signature combination
of sweet, creamy organic dairy and locally sourced ingredients to the Pike
Pine Triangle. Called "Molly Moon's at the Park," the shop is soon to be a
premier neighborhood hang-out where kids, hipsters, condo-dwellers and all
ice cream lovers can congregate and celebrate their favorite dessert.
Molly Moon's at the Park, like the eclectic neighborhood it will be
settled in, will be a place where classic and traditional flavors
including Vanilla Bean and Maple Walnut live alongside the creative and
exotic Salted Caramel, Balsamic Strawberry and Jasmine Green Tea.
"I'm so excited to open Molly Moon's at the Park in the historic
OddFellows Building," said Molly Moon Neitzel. "I really look forward to
sharing my ice cream with the neighborhood I call home and expanding my
production kitchen in order to provide ice cream for local restaurants
and local groceries."
Restoration work on the building is nearly complete and individual tenant
improvements are underway. Featuring hardwood floors and exposed brick
detailing throughout, OddFellows has four floors of unique retail, office
and creative spaces. The top floor boasts functional double-hung windows,
exposed trusses, huge skylights and 12-foot ceilings. Ground floor retail
spaces have up to 16-foot ceilings and easy access to large basement
storage facilities. Some of the larger, more dramatic mid-floor spaces
have wide open floor plans with no posts and soaring 25-foot ceilings. The
building's exterior has been newly cleaned, re-grouted and repainted, and
the building is being refitted with new infrastructure, including new
HVAC, plumbing, sprinklers, new electrical supply and new restrooms.
Building fixtures and finishes were selected by Michael Klebeck of Top
Pot Donuts fame.
OddFellows is situated front and center in the area's emerging restaurant
hub. With a diverse and urban demographic, the neighborhood is already
home to numerous coffee shops, art galleries, restaurants, parks and
universities. The building is also just two blocks from the proposed light
rail station, expected to be completed in 2016.
The OddFellows Building was purchased by OddFellows LLC, headed by local
developer Ted Schroth (developer of Trace Lofts and Trace North) and a
group of local investors, in January 2008. Approximately 20,000 square
