Alexandria Real Estate Equities, Inc., incorporated on October 27, 1994, is a real estate investment (REIT). The Company is engaged in the business of providing space for lease to the life science and technology industries. The Company focuses on collaborative life science and technology campuses. It develops urban cluster campuses and ecosystems. As of December 31, 2016, the Company had 199 properties in North America. As of December 31, 2016, its asset base in North America consisted of 25.2 million square feet, including 19.9 million rentable square feet/foot (RSF) of operating properties, and development and redevelopment of under construction or pre-construction, as well as 5.3 million square feet of future ground-up development projects. As of December 31, 2016, the Company's operating properties and development projects included nine properties that were held by consolidated real estate joint ventures and one property that was held by an unconsolidated real estate joint venture.
The Company's properties are located in various areas, including Greater Boston, San Francisco, New York City, San Diego, Seattle, Maryland and Research Triangle Park. Its properties include Alexandria Center at Kendall Square, Alexandria Technology Square, Alexandria Park at 128, Alexandria Technology Center-Gateway, Alexandria Center for Life Science, ARE Spectrum, ARE Nautilus, ARE Sunrise, 3545 Cray Court, ARE Towne Centre, ARE Esplanade, 9880 Campus Point Drive and ARE Portola. The Company's tenants include multinational pharmaceutical companies; public and private biotechnology companies; life science product and service, and medical device companies; digital health and technology companies; academic and medical research institutions; the United States Government research agencies; non-profit companies, and venture capital firms. As of December 31, 2016, the Company had 620 leases with a total of 463 tenants, and 88 of its 199 properties were single-tenant properties. As of December 31, 2016, the Company had three operating properties in Canada and two operating properties in China.
