Digital Realty Trust, Inc., incorporated on March 9, 2004, is a real estate investment trust (REIT). The Company owns, acquires, develops, redevelops and manages technology-related real estate. The Company’s operates through Digital Realty Trust, L.P. and owns a 97.8% common general partnership interest. Digital Realty Trust, L.P. holds substantially all the assets of the Company and holds the ownership interests in the Company’s joint ventures. As of December 31, 2012, it owned 117 properties, excluding three properties held as investments in unconsolidated joint ventures, of which 92 are located throughout North America, 21 are located in Europe and one is located in Asia. Its properties contain a total of approximately 21.9 million net rentable square feet, including approximately 2.4 million square feet held for redevelopment. In February 2012, the Company acquired an 819,000 square foot operating data center and office campus, located in Lewisville, Texas, a suburb of Dallas. In February 2012, the Company acquired a 10-acre development site in Dublin, Ireland. In January 2012, the Company acquired 360 Spear Street, a data center facility, and a 334,000 square foot data center facility located adjacent to the Hartsfield-Jackson Atlanta International Airport. In June 2012, the Company acquired 8025 North Interstate 35, a 62,000 square foot data center facility located in Austin, Texas. In June 2012, the Company acquired 400 South Akard Street, known as The Databank Building, a data center facility totaling approximately 269,600 square feet located in Dallas, Texas. In July 2012, the Company and CenturyLink, Inc.'s Savvis Inc Joint Venture completed the joint venture acquisition of a 164,000-square-foot (15,236-square-meter) facility in Hong Kong. In September 2012, it acquired 11900 East Cornell Road. In January 2013, the Company acquired a 7,500 square-meter data centre in Sydney, Australia. In March 2013, it completed the acquisition of 371 Gough Road in Markham, Ontario (Canada), a 120,000 square foot data center development property. In September 2013, the Company announced the completion of the acquisition of a 15,000 square meter site in Osaka.
The Company portfolio is diversified in markets where corporate datacenter and technology tenants are concentrated, including the Boston, Chicago, Dallas, Los Angeles, New York Metro, Northern Virginia, Phoenix, San Francisco and Silicon Valley metropolitan areas in the United States, Amsterdam, Dublin, London and Paris markets in Europe and Singapore, Sydney and Melbourne markets in the Asia Pacific region. As of December 31, 2012, its portfolio, excluding space held for redevelopment, was approximately 94.4% leased. The Company focus on Internet gateway datacenters, which serve as hubs for Internet and data communications; corporate datacenters, which provide secure, available environments for the storage and processing of critical electronic information; technology manufacturing properties, which contain specialized manufacturing environments, for such purposes as semiconductor manufacturing and specialty pharmaceutical manufacturing, and Regional or national offices of technology companies that are located in its markets.
