AG Mortgage Investment Trust, Inc., incorporated on March 1, 2011, is a real estate investment trust (REIT). The Company focuses on investing in, acquiring and managing a diversified portfolio of residential mortgage assets, other real estate-related securities and financial assets, which the Company refers to as its target assets. It also focuses on investing in residential mortgage-backed securities (RMBS) issued or guaranteed by a government-sponsored enterprise, such as The Federal National Mortgage Association (Fannie Mae) or The Federal Home Loan Mortgage Corporation (Freddie Mac) (collectively, GSEs), or any agency of the United States Government, such as The Government National Mortgage Association (Ginnie Mae) (collectively Agency RMBS), and other real estate-related securities and financial assets, including Non-Agency RMBS, asset backed securities (ABS), commercial mortgage-backed securities (CMBS) and loans.
The majority of the Company's portfolio consists of mortgage-backed securities (MBS), specifically RMBS. Its agency RMBS portfolio includes fixed rate securities (held as mortgage pass-through securities); fixed rate collateralized mortgage obligations (CMOs); inverse interest-only securities (entitling the holder only to the interest payments made on the mortgages underlying certain MBS whose coupon has an inverse relationship to its benchmark rate; interest-only securities (entitling the holder only to the interest payments made on the mortgages underlying certain MBS interest-only strips), and certain agency RMBS for which the underlying collateral is not identified until shortly before the purchase or sale settlement date. Its non-agency RMBS investments may include investment grade and non-investment grade fixed-and floating-rate securities. The Company has also invested in commercial and residential mortgage loans, including re-performing mortgage loans (RPLs) and non-performing mortgage loans (NPLS), as well as excess mortgage servicing rights (MSRs). Non-Agency RMBS, ABS, CMBS, MSRs and residential and commercial loans are referred to as the Company's credit portfolio or credit investments, and residential and commercial mortgage loans are collectively referred to as loans.
