Senior Housing Properties Trust (SNH) incorporated on December 16, 1998 is a real estate investment trust (REIT), which owns independent living and assisted living communities, continuing care retirement communities, nursing homes, wellness centers and medical office, clinic and biotech laboratory buildings located throughout the United States. As of December 31, 2013, SNH owned 375 properties (401 buildings) located in 40 states and Washington, D.C (including 14 properties). The Company’s portfolio includes 265 senior living communities with 31,627 living units; 100 properties (126 buildings) leased to medical providers, medical related businesses, clinics and biotech laboratory tenants (MOB), with 8.7 million square feet of space; and 10 wellness centers with approximately 812,000 square feet of interior space plus outdoor developed facilities.
The Company has four operating segments. The first operating segment includes triple net senior living communities that provide short term and long term residential care and dining services for residents. Properties in this segment include leased independent living communities, assisted living communities and skilled nursing facilities. It earns rental income revenues from the tenants that lease and operate its leased communities. The second operating segment includes managed senior living communities that provide short term and long term residential care and dining services for residents.
Properties in this segment include managed independent living communities and assisted living communities. It earns fees and services revenues from the residents of its managed senior living communities. The third operating segment includes properties where medical related activities occur but where residential overnight stays and dining services are not provided. Properties in this segment include MOBs. The fourth operating segment includes the operating results of certain properties that offer fitness, wellness and spa services to members, which SNH do not considers to be sufficiently material as to constitute a separate reporting segment.
