Weingarten Realty Investors is a real estate investment trust (REIT). The Company's primary business is leasing space to tenants in the shopping centers it owns or leases. The Company also provides property management services for both joint ventures in which the it partners and for other outside owners for which it charges fees. As of December 31, 2012 , the Company owned or operated under long-term leases, either directly or through its interest in real estate joint ventures or partnerships, a total of 292 developed income-producing properties and two properties under various stages of construction and development. The total number of centers includes 288 neighborhood and community shopping centers and six other operating properties located in 21 states spanning the country from coast to coast. The portfolio of properties contains approximately 53.7 million square feet of gross leasable area that is either owned by the Company or others. The Company also owned interests in 38 parcels of land held for development that totaled approximately 27.5 million square feet. In June 2013, Weingarten Realty Investors announced the acquisition of Queen Anne Marketplace in Seattle, Washington. In October 2013, the Company announced the acquisition of Mueller Regional Retail Center in Austin, Texas. In October 2013, Weingarten Realty Investors acquired Mueller Regional Retail Center.

The Company is in the business of owning, managing and developing retail shopping centers. To a lesser extent, the Company owns and manages other operating properties. The Company may invest in mortgages. The Company may also invest in securities of other issuers for the purpose, among others, of exercising control over such entities. For the year ended December 31, 2012 , neighborhood and community shopping centers generated 98.3% of the Company's total revenue. . The Company's properties are located in 21 states, primarily throughout the southern half of the country. As of December 31, 2012 , the Company has 294 properties which were owned or operated under long-term leases either directly or through its interests in real estate joint ventures or partnerships. The Company also has 38 parcels of land held for development, 10 of which are located in Houston and its surrounding areas and 10 of which are located in other parts of Texas.
