Mack-Cali Realty Corporation, incorporated on May 19, 1994 is a fully-integrated, self-administered and self-managed real estate investment trust (REIT) that owns and operates a real estate portfolio comprised of Class A office and office/flex properties. The Company performs substantially all commercial real estate leasing, management, acquisition, development and construction services on an in-house basis. As of December 31, 2008, the Company owned or had interests in 293 properties, aggregating approximately 33.5 million square feet, plus developable land (The Properties), which are leased to approximately 2,100 tenants. The Company operates in the real estate and construction services industry segments.

The Properties are comprised of 255 wholly owned or Company-controlled properties consisting of 150 office buildings and 95 office/flex buildings aggregating approximately 28.8 million square feet, six industrial/warehouse buildings totalling approximately 387,400 square feet, two stand-alone retail properties totalling approximately 17,300 square feet, and two land leases (Consolidated Properties); and 37 buildings, which are office properties, aggregating approximately 4.3 million square feet, and a 350-room hotel, which are owned by unconsolidated joint ventures in which the Company has investment interests.
