D.R. Horton, Inc., incorporated on July 1, 1991, is a homebuilding company. The Company is engaged in the acquisition and development of land and the construction and sale of residential homes, through its operating divisions in around 27 states and over 79 metropolitan markets of the United States, under the names of D.R. Horton, America's Builder, Express Homes, Emerald Homes, Breland Homes, Regent Homes, Crown Communities and Pacific Ridge Homes. The Company operates through two segments: homebuilding and financial services operation. The Company designs, builds and sells single-family detached homes on lots it develops and on fully developed lots purchased ready for home construction. To a lesser extent, the Company builds and sells attached homes, such as town homes, duplexes, triplexes and condominiums. The Company sells land and lots to other developers and homebuilders where it has excess land and lot positions or for other strategic reasons.
The Company's homebuilding operations are located in East, Midwest, Southeast, South Central, Southwest and West. East includes Delaware, Georgia (Savannah only), Maryland, New Jersey, North Carolina, Pennsylvania, South Carolina and Virginia. Midwest includes Colorado, Illinois, Indiana and Minnesota. Southeast includes Alabama, Florida, Georgia, Mississippi and Tennessee. South Central includes Louisiana, Oklahoma and Texas. Southwest includes Arizona and New Mexico. West includes California, Hawaii, Nevada, Oregon, Utah and Washington.
The Company is engaged in investing available capital into its existing homebuilding markets and into start-up operations in new markets, as well as acquiring other homebuilding companies. The Company's homes range in size from 1,000 to more than 4,000 square feet. Through its financial services operations, it provides mortgage financing and title agency services to homebuyers in many of its homebuilding markets. The Company sells all of the mortgages it originates and the related servicing rights to third-party purchasers. The Company's subsidiary, DHI Mortgage, provides mortgage-financing services primarily to its homebuilding customers and sells the mortgages it originates and the related servicing rights to third-party purchasers. DHI Mortgage originates loans in accordance with purchaser guidelines and sells substantially all of its mortgage production shortly after origination. Through its subsidiary title companies, it serves as title insurance agents by providing title insurance policies, examination and closing services, primarily to its homebuilding customers.
The Company is engaged in ancillary activities that are related to its homebuilding business and real estate holdings. These include the activities of its captive insurance subsidiary and other insurance-related subsidiaries, subsidiaries that own rental properties and collect rental income, and subsidiaries that own income-producing assets, such as non-residential real estate, mineral rights and other rights or assets.
