Jones Lang LaSalle Incorporated (Jones Lang LaSalle), incorporated in 1997, provides integrated real estate and investment management expertise on a local, regional and global level to owner, occupier and investor clients. The Company offers a range of real estate services, including agency leasing, property management, project and development management, construction management, valuations, capital markets, real estate investment banking and merchant banking, brokerage of properties, corporate finance, hotel advisory, space acquisition and disposition (tenant representation), facilities management, strategic consulting, energy and sustainability services, value recovery services and investment management. The Company offer these services locally, regionally and globally to real estate investors and occupiers for a variety of property types, including offices, hotels, industrial, retail, multi-family residential, hospitals, critical environments and data centers, sports facilities, cultural institutions and transportation centers. The Company manages the Investor and Occupier Services (IOS) product offerings geographically as the Americas, Europe, Middle East and Africa (EMEA), and Asia Pacific, and the money management business globally as LaSalle Investment Management. In May 2008, the Company acquired Kemper’s Holding GmbH (Kemper’s). In July 2008, the Company acquired Staubach Holdings Inc. (Staubach), a United States real estate services firm specializing in tenant representation.
IOS Americas, EMEA and Asia Pacific
Jones Lang LaSalle address the needs of real estate owners and occupiers, and provides a range of integrated property, project management and transaction services locally, regionally and globally through the Americas, EMEA and Asia Pacific operating segments. Agency leasing services executes marketing and leasing programs on behalf of investors, developers, property companies and public entities to secure tenants and negotiate leases with terms that reflect the clients’ interests. In 2008, the Company completed approximately 12,800 agency leasing transactions representing approximately 183 million square feet of space. The property management services provide on-site management services to real estate owners for office, industrial, retail and specialty properties. During 2008, the Company provided onsite property management services for office, retail, mixed-use and industrial properties totaling approximately 857 million square feet.
The project and development services provides a range of services, including conversion management, move management and strategic occupancy planning services to tenants of leased space, owners in self-occupied buildings and owners of real estate investments. Project and Development Services also manages all aspects of development and renovation of commercial projects for its clients. It also provides these services to public-sector clients, particularly to military and government entities in the United States and to educational institutions. The construction management services are the firm’s service construction business in the United States that provides general contracting, construction management and construction-related consulting services. Projects consist primarily of commercial-related construction, including interior build-outs, new ground-up construction and renovation of existing buildings.
Valuation services provide clients with professional valuation services, helping them determine market values for office, retail, industrial and mixed-use properties. Clients include occupiers, investors and financing sources from the public and private sectors. Capital market services include institutional property sales and acquisitions, real estate financings, private equity placements, portfolio advisory activities, and corporate finance advice and execution. Real Estate Investment Banking Services includes sourcing capital, both in the form of equity and debt, derivatives structuring and other investment banking services designed to assist corporate clients in maximizing the value of their real estate. Tenant representation services establish alliances with clients to deliver ongoing assistance to meet their real estate needs, and to help them evaluate and execute transactions to meet their occupancy requirements. Integrated facilities management services provide property management services to corporations and institutions that outsource the management of their occupied real estate. Properties under management range from corporate headquarters to industrial complexes. During 2008, Integrated Facilities Management Services managed approximately 496 million square feet of real estate for its clients.
Strategic consulting services are real estate solutions that align with the client’s requirements. It provides real estate consulting services in areas, such as mergers and acquisitions, development and asset strategy, occupier portfolio strategy, workplace solutions, location advisory, financial optimization strategies, organizational strategy and Six Sigma real estate solutions. Energy and sustainability services provides occupiers and investors assistance in developing their corporate sustainability strategies, greening their portfolios by managing Leadership in Energy and Environmental Design (LEED) construction or retrofits and providing sustainable building operations management. It provides receivership services to lenders, loan servicers and financial institutions that need help managing defaulted real estate assets. In addition, it provides valuation, asset management and disposition services to government entities.
Money management
LaSalle Investment Management provides money management services to institutional investors and high-net-worth individuals. It provides clients with a range of real estate investment products and services in the public and private capital markets. It also offers indirect public investments, in publicly traded real estate investment trusts (REITs) and other real estate equities. LaSalle Investment Management also offers clients the ability to invest in separate accounts focused on public real estate equity.
