Kite Realty Group Trust is a full-service, vertically integrated real estate company engaged in the development, construction, acquisition, ownership, and operation of neighborhood and community shopping centers in selected markets in the United States. It operates in two business segments: real estate operations and development activities, and construction and advisory services. The Company conducts all of its business through its Kite Realty Group, L.P. (Operating Partnership), of which it is the sole general partner. As of December 31, 2011, it held an 89% interest in its Operating Partnership with limited partners owning the remaining 11%. In June 2011, it acquired Lithia Crossing, which is an 87,000 square foot, retail shopping center in Tampa, Florida. In December 2011, it sold its Martinsville Shops retail property. In February 2012, the Company sold its interest in Gateway Shopping Center property in Marysville, Washington. In March 2012, the Company sold 13.9 acres. In June 2012, the Company acquired Cove Center, a 160,000 square foot unencumbered shopping center in Stuart, Florida. In August 2012, it acquired a 138,000 square foot shopping center in Vero Beach, Florida. In December 2012, the Company acquired two shopping centers in Greenville, South Carolina. In April 2013, the Company announced that it has acquired Cool Springs Market in Franklin, Tennessee (Nashville MSA). In May 2013, Kite Realty Group Trust acquired Castleton Crossing.
In February 2011, the Company acquired Oleander Pointe, which is a 52,000 square foot, retail shopping center in Wilmington, North Carolina; acquired the remaining 40% interest in the Centre, which is an 81,000 square foot shopping center located in Carmel, Indiana, a suburb of Indianapolis. As of December 31, 2011, the Company owned interests in a portfolio of 54 retail operating properties totaling approximately 8.4 million square feet of gross leasable area (including approximately 2.9 million square feet of non-owned anchor space) located in nine states. Its retail operating portfolio was 93.3% leased to a diversified retail tenant base, with no single retail tenant accounting for more than 2.9% of its total annualized base rent. The Company owns interests in four commercial (office/industrial) operating properties totaling approximately 0.6 million square feet of net rentable area, all located in the state of Indiana. The leased percentage of its commercial operating portfolio was 93.3%, as of December 31, 2011.
As of December 31, 2011, the Company also had an interest in five in-process development or redevelopment retail projects. In addition, as of December 31, 2011, the Company owned interests in various land parcels totaling approximately 101 acres. During the year ended December 31, 2011, its development and redevelopment activities included Rivers Edge in Indianapolis, Indiana; Cobblestone Plaza in Fort Lauderdale, Florida, and South Elgin Commons, Phase II, in Chicago, Illinois. Rivers Edge in Indianapolis, Indiana was substantially completed and transitioned to the operating portfolio. Cobblestone Plaza in Fort Lauderdale, Florida was substantially completed and transitioned to the operating portfolio. South Elgin Commons, Phase II, in Chicago, Illinois was completed and transitioned to the operating portfolio. As of December 31, 2011, the Company had five in-process development or redevelopment projects consisting of Delray Marketplace in Delray Beach, Florida; Oleander Pointe in Wilmington, North Carolina; Four Corner Square/Maple Valley near Seattle, Washington; New Hill Place - Phase I in Raleigh, North Carolina, and Walgreens in Zionsville, Indiana.
