AvalonBay Communities, Inc., incorporated on March 13, 1995, is a real estate investment trust (REIT). The Company is focused on the development, redevelopment, acquisition, ownership and operation of multifamily communities primarily in New England, the New York/New Jersey metro area, the Mid-Atlantic, the Pacific Northwest, and Northern and Southern California. The Company's segments include Established Communities, Other Stabilized Communities and Development/Redevelopment Communities. Established Communities are operating communities that were owned and had stabilized occupancy and operating expenses. Other Stabilized Communities are all other operating communities that have stabilized occupancy and operating expenses, but that were not owned or had not achieved stabilization, as well as communities that are planned for disposition. Development/Redevelopment Communities consist of communities that are under construction, communities where substantial redevelopment is in progress and communities under lease-up. As of June 30, 2017, the Company owned or held a direct or indirect ownership interest in 287 apartment communities containing 83,123 apartment homes in 10 states and the District of Columbia, of which 23 communities were under development and nine communities were under redevelopment. The Company operates its apartment communities under three core brands: Avalon, AVA and Eaves by Avalon.
The Avalon brand focuses on upscale apartment living, and amenities and services in urban and suburban markets. The AVA brand is designed for people living in or near urban neighborhoods and in close proximity to public transportation, services, shopping and night-life. AVA apartments are smaller, engineered for roommate living. The Eaves by Avalon brand is designed for renters seeking apartment living often in a suburban setting, with practical amenities and services.
The Company's real estate investments consist of operating apartment communities, communities in various stages of development (Development Communities) and Development Rights. The Company's operating communities consist of Established Communities, Other Stabilized Communities, Lease-Up Communities, Redevelopment Communities and Unconsolidated Communities. Its Communities include garden-style apartment communities consisting of multi-story buildings in landscaped settings, as well as mid and high rise apartment communities in urban settings.
The Company's communities offer a range of amenities and features, which include equipped kitchens; lofts and vaulted ceilings; walk-in closets; patios/decks; appliances; swimming pools; fitness centers; tennis courts, and wireless fidelity (Wi-Fi) lounges. Its profile of current, development and unconsolidated communities include Avalon at Lexington, Avalon at Newton Highlands, Eaves North Quincy, Avalon Huntington, Avalon at Glen Cove, Avalon New Canaan, AVA Stamford, Avalon Danbury, Avalon Darien, Avalon Norwalk and Avalon East Norwalk.
