Colony Credit Real Estate, Inc., formerly Colony NorthStar Credit Real Estate, Inc., is a commercial real estate (CRE) credit real estate investment trust (REIT). The Company is focused on originating, acquiring, financing and managing a diversified portfolio of CRE debt and net lease real estate investments in the United States. Its diversified portfolio consists of senior mortgage loans, mezzanine loans, preferred equity, CRE debt securities and net leased properties. The Company operates through four segments: Commercial Real Estate Debt, Commercial Real Estate Equity, Commercial Real Estate Securities and Corporate.
Commercial Real Estate Debt segment is focused on originating, acquiring and asset managing CRE debt investments, including mortgage loans, subordinate interests and mezzanine loans, as well as preferred equity interests. Commercial Real Estate Equity segment is focused on direct and indirect ownership in real estate and real estate assets. Commercial Real Estate Securities is focused on investing in commercial mortgage-backed securities (CMBS, unsecured REIT debt, collateralized debt obligation (CDO) notes and other securities. The Corporate segment includes corporate level asset management.
The Company intends to focus on originating and acquiring senior mortgage loans that are backed by CRE assets. It provides acquisition and refinancing loans to property owners, operators and developers. The Company is focused on originating and acquiring of mezzanine loans, which are subordinate to senior loans, but senior to equity in the borrower. The Company makes investments that are subordinate to the common equity in the mortgage borrower. It makes investments that consist of bonds comprising tranches of CRE securitization pools, such as commercial mortgage-backed securities (CMBS) or CRE collateralized loan obligations. It invests in CRE with long-term leases to tenants on a net lease basis, where such tenants will be responsible for property operating expenses, such as insurance, utilities and maintenance capital expenditures. The Company's subsidiary includes Credit RE Operating Company, LLC.
