EastGroup Properties, Inc., incorporated on April 4, 1997, is an equity real estate investment trust (REIT). The Company is focused on the development, acquisition and operation of industrial properties in various Sunbelt markets across the United States with an emphasis in the states of Florida, Texas, Arizona, California and North Carolina. The Company holds its properties as long-term investments but may determine to sell certain properties that no longer meet its investment criteria. The Company may provide financing in connection with such sales of property if market conditions require. In addition, the Company may provide financing to a partner or co-owner in connection with an acquisition of real estate in certain situations. The Company owned 327 industrial properties and one office building as of December 31, 2016. As of February 14, 2017, the Company's portfolio was 95.8% leased and 95.2% occupied.
The Company's industrial real estate properties include 56th Street Commerce Park, Jetport Commerce Park, Westport Commerce Center, Palm River Center, Walden Distribution Center I and Silo Bend Distribution Center in Tampa, Florida; Chancellor Center, Exchange Distribution Center I, Sunbelt Distribution Center, Sunport Center I, Southridge Commerce Park I and Horizon Commerce Park I in Orlando, Florida; Deerwood Distribution Center, Phillips Distribution Center, Ellis Distribution Center and Beach Commerce Center in Jacksonville, Florida; Linpro Commerce Center, Lockhart Distribution Center, Sample 95 Business Park and Blue Heron Distribution Center in Ft. Lauderdale/Palm Beach area, Florida; Wiegman Distribution Center I, Huntwood Distribution Center and Yosemite Distribution Center in San Francisco area, California; Main Street Distribution Center, Ramona Distribution Center and Chestnut Business Center in Los Angeles area, California; University Business Center in Santa Barbara, California, and Eastlake Distribution Center in San Diego, California.
