Equity LifeStyle Properties, Inc., incorporated on December 4, 1992, is a real estate investment trust (REIT). The Company is an owner and operator of lifestyle-oriented properties (properties) consisting primarily of manufactured home (MH) communities and recreational vehicle (RV) resorts and campgrounds. The Company operates through two segments: Property Operations and Home Sales and Rentals Operations. The Property Operations segment owns and operates land lease properties and the Home Sales and Rentals Operations segment purchases, sells and leases homes at the properties. The Company leases individual developed areas (sites) with access to utilities for placement of factory built homes, cottages, cabins or RVs. As of December 31, 2016, the Company's property portfolio included 391 properties consisted of 146,610 residential sites located throughout the United States and Canada. The Company had more than 80 properties with lake, river or ocean frontage and more than 100 Properties within 10 miles of the coastal United States as of December 31, 2016.
The Company's properties are designed for home options of various sizes and designs that are produced off-site by third-party manufacturers, installed and set on designated sites within the properties. These homes can range from 400 to over 2,000 square feet. Properties have sites that can accommodate a range of RVs. Properties contain centralized entrances, internal road systems and designated Sites. In addition, properties often provide a clubhouse for social activities and recreation and other amenities, which may include swimming pools, shuffleboard courts, tennis courts, pickleball courts, golf courses, lawn bowling, restaurants, laundry facilities, cable television and Internet service. Some properties provide utilities, including water and sewer service, through municipal or regulated utilities while others provide these services to customers from on-site facilities.
The Company's subsidiary, Realty Systems, Inc. (RSI) is a taxable REIT, which is engaged in the business of purchasing, selling or leasing site set homes that are located in Properties owned and managed by the Company. RSI also provides brokerage services to residents. The Company's properties include Colony Cove, located in Ellenton, Florida; Viewpoint Resort, located in Mesa, Arizona; Cheron Village, located in Davie, Florida; Carriage Cove, located in Daytona Beach, Florida; Coquina Crossing, located in Elkton, Florida; Monte del Lago, located in Castroville, California; Colony Park, located in Ceres, California; Russian River, located in Cloverdale, California; Snowflower (g), located in Emigrant Gap, California; Four Seasons, located in Fresno, California; Countryside RV, located in Apache Junction, Arizona; Casita Verde RV, located in Casa Grande, Arizona; Sunshine Valley, located in Chandler, Arizona; Hillcrest Village, located in Aurora, Colorado; Cimarron, located in Broomfield, Colorado; Cimarron Park, located in Lake Elmo, Minnesota; Rockford Riverview Estates, located in Rockford, Minnesota; Alamo Palms, located in Alamo, Texas, and Bay Landing, located in Bridgeport, Texas.
