Siam Piwat Leads ICONSIAM to Global Acclaim, Thailand’s Pride
Thailand’s Siam Piwat has elevated the country onto the world stage after ICONSIAM, its flagship destination on the Chao Phraya River, has been ranked among the top three most influential retail property projects of the past 30 years, at the 2025 MAPIC Awards in Cannes, France.
The international recognition for ICONSIAM came amid hundreds of property contenders from around the world, and the only project to be awarded from Asia. The MAPICs are widely regarded as the industry's most prestigious awards and the accolade marks a significant milestone for a development that has reshaped Bangkok's urban landscape since opening in 2018.
The award reflects more than architectural ambition. It acknowledges ICONSIAM's measurable impact on Thailand's economy, its role in setting new benchmarks for mixed-use development, and its influence on how retail destinations integrate with urban regeneration.

Transforming a riverside district
Spanning 750,000 square meters along the Chao Phraya River, ICONSIAM integrates retail spaces, luxury residential units, and cultural attractions. The 60 billion baht ($1.7b) collaboration between Siam Piwat Group, Magnolia Quality Development Corporation, and Charoen Pokphand Group has set a blueprint that has influenced mixed-use developments across the region.
According to Siam Piwat, ICONSIAM has welcomed 115 million visitors since its opening and generated more than 400,000 jobs. The development is also reported to have driven significant economic growth in the surrounding area, with land values on Charoen Nakhon Road tripling and riverside businesses experiencing growth exceeding 60%.

Leadership and future direction
The global recognition follows ICONSIAM being awarded the "Best Shopping Centre in the World" in 2019, and reinforces the projects status as a reference point for retail innovation. The development has become a case study in how large-scale projects can serve as catalysts for broader urban transformation—converting the Thonburi district into a commercial hub that now rivals Bangkok's traditional city center.
At the same event, Chadatip Chutrakul received the "Pioneers of Places" lifetime achievement award, distinguishing her as the only Asian honoree among five global retail leaders recognized this year. The dual recognition underscores both the project's impact and the growing influence of Asian innovation in shaping global retail trends.
